Anatolia Capital Corp (ACC) is the real estate division of Anatolia Group Inc. Its business activities include the purchase and lease of commercial/industrial properties and the development and redevelopment of commercial/industrial properties. ACC also participates in renewable energy opportunities and currently own two large (150KW & 500KW) rooftop solar systems that are contracted under the Ontario feed-in-tariff program.

Geographically, ACC focuses on the primary and secondary leasing markets in the GTA area, however also owns properties in Halton Hills, Oakville, Caledon, and Milton. Since being incorporated in 2010, Anatolia Capital Corp has had tremendous year over year growth. Current portfolio boasts approximately 4 million square feet of prime industrial warehouse space, as well as close to 1,000 acres of land being held for development.

POSITION SCOPE:

The Assistant Property Manager will report to the Senior Property Manager with respect to an industrial portfolio located in the GTA and owned by Anatolia Capital Corp. The portfolio is subject to change from time to time. The Property Manager will oversee the day-to-day management of said portfolio and will be responsible for all activities related to the properties including the administration of regular operating contracts and oversight of various contractors.

KEY ACCOUNTABILITIES:

  • Ensure excellent tenant relations through personal contact and excellent customer service.
  • Manage the maintenance, repair and any other projects of assigned properties
  • Inspect and arrange for maintenance to meet and maintain standards
  • Oversee the duties of contractors and ensure maintenance activities are completed accurately
  • Work with team to execute the strategy for making the project happen including planning, budgeting, master and detailed scheduling
  • Ensure efficient operation, maintenance and repair of properties including compliance with all jurisdictional regulations, achievement of maintenance/life safety standards and sourcing cost effective ways to operate.
  • Planning ahead to prevent problems on site before they occur
  • Negotiate and administer terms of agreements, draft contracts and obtain permits and licenses upon request
  • Making safety inspections of the site when work is underway and ensuring regulations relating to health, safety and the environment (HSE) are adhered to
  • Communicating with a range of people including the client, subcontractors, suppliers, the public, and the workforce
  • Select tools, materials and equipment
  • Prepare internal and external reports pertaining to job status
  • Work cooperatively with Leasing Brokers to support achievement of budgeted leasing projections.
  • Other duties as required and assigned from time to time
QUALIFICATIONS:

  • Degree or diploma in a related field required
  • 2-3 years’ experience within a Property Management or related role
  • Demonstrated experience and knowledge of Ontario Building Code
  • Excellent English verbal and written communication skills necessary
  • Possess RPA, FMA or CPM designations
  • Proficient in MS Excel, MS Word, MS Outlook, and be willing to learn new software as required
  • Must be able to drive daily to various location and therefore must have a reliable vehicle with valid insurance and G-license in good standing
THIS POSITION ALSO REQUIRES:

  • Interactions with internal or external customers employing professional common courtesy, providing requisite and correct information along with straightforward support
  • Organizational skills and multi-tasking in order to allocate one’s time effectively, work under pressure and manage competing priorities.
  • Demonstrated experience and ability working with complex information as related to analysis, problem solving, and reasoning to perform job duties with effectiveness
  • Demonstrated accountability for quality, accuracy and adherence to work instructions - mild amount of decision making required when performing duties while interpreting and applying rules and guidelines
  • Demonstrated capability to provide guidance of limited complexity to other staff as needed in relation to the execution of job duties and assigned projects
  • Demonstrated understanding that work contributions have some influence beyond the immediate department and organization and as such duties are executed with care, accuracy and compliance to instructions
  • Demonstrated ability to apply creative problem solving and idea generation to work tasks is frequently required
  • Demonstrated ability to work collaboratively and with common courtesy towards other departments, customers or suppliers while maintaining confidentiality.
  • Capability to deliver a consistently high level of customer service to internal or external customers is required, discovering and comprehending their needs and providing efficient and effective support
  • Understanding that work efforts and interaction with external parties has a direct impact on the employer brand and public reputation and as such ensure that behaviour and communications shall be professional and accurate at all times
  • Demonstrated ability to work collaboratively with peers within a work area and other departments
WORKING CONDITIONS:

  • Most work is performed in a standard office environment with common exposure to adverse conditions or health and safety risks
  • Position requires high level of sustained visual attention, high manual dexterity on a regular basis with sitting at length
